1. Agreement to Terms

By accessing or using SweetLease (sweetlease.io), you agree to be bound by these Terms of Service. If you do not agree, please do not use our platform.

2. Description of Service

SweetLease is a housing placement service that helps medical residents and relocating professionals find rental housing. We match tenants with available rental properties, negotiate rent on their behalf, and coordinate lease signing. Our service is free for tenants.

3. User Accounts

To use our service, you must provide accurate and complete information during the onboarding process, including your name, email address, phone number, and housing preferences. You are responsible for maintaining the accuracy of your account information.

4. SMS/Text Messaging Terms

By providing your phone number during onboarding, you expressly consent to receive SMS text messages from SweetLease. These messages are transactional and relate to your account activity, including:

  • Housing search status updates
  • Property match alerts
  • Lease coordination notifications
  • Move-in reminders
  • Account notifications

Message frequency varies. Message and data rates may apply. You may opt out at any time by replying STOP to any SMS message. Reply HELP for assistance. Opting out of SMS will not affect your ability to use the SweetLease platform, but you may miss time-sensitive notifications about your housing search.

SweetLease does not send marketing or promotional text messages. Your consent to receive SMS is not a condition of purchasing any goods or services.

5. Housing Placement

SweetLease acts as an intermediary between tenants and property managers/landlords. We do not own, manage, or control any rental properties. We make no guarantees regarding:

  • The availability of specific properties
  • The final rent amount (negotiations are subject to landlord/PM approval)
  • The condition or suitability of any property
  • The timeline for placement

All lease agreements are between you and the property manager/landlord. SweetLease is not a party to any lease.

6. Fees

SweetLease is free for tenants. We charge placement fees to property managers and landlords. You will never be charged for using our matching and placement service.

7. User Conduct

You agree not to:

  • Provide false or misleading information
  • Use the service for any unlawful purpose
  • Interfere with or disrupt the platform
  • Attempt to access accounts or data belonging to other users

8. Limitation of Liability

SweetLease provides its services on an "as is" basis. To the fullest extent permitted by law, we disclaim all warranties and shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform.

9. Changes to Terms

We may update these Terms at any time. Continued use of the platform after changes constitutes acceptance of the updated Terms.
