SweetLease provides a platform connecting landlords and tenants for residential rental properties. Our mission is to make the rental process simple, transparent, and accessible for everyone.

By creating an account, accessing, or using SweetLease Services, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.

You must be at least 18 years old to use our Services. By using SweetLease, you represent and warrant that you are at least 18 years of age and have the legal capacity to enter into these Terms.

SweetLease provides a technology platform including:

• - Application processing and screening tools
• - Communication tools between landlords and tenants
• - Payment processing for rent and deposits
• - Document management and digital lease signing

SweetLease is a platform provider and is not a party to any rental agreements between landlords and tenants.

When using SweetLease Services, you agree to:

• - Provide accurate and truthful information
• - Respect the privacy and rights of other users
• - Not engage in fraudulent or deceptive practices
• - Not interfere with or disrupt the Services
• - Not harass, abuse, or harm other users

If you use SweetLease as a landlord, you agree to:

• - Comply with all applicable fair housing laws
• - Maintain valid ownership or authorization to list the property
• - Honor the terms of any lease agreements
• - Respond promptly to tenant inquiries
• - Maintain properties in habitable condition

If you use SweetLease as a tenant, you agree to:

• - Provide accurate information in rental applications
• - Authorize background and credit checks as required
• - Pay rent and other charges on time
• - Maintain the rental property in good condition
• - Comply with all terms of your lease agreement

Your privacy is important to us. Our collection, use, and disclosure of personal information is governed by our Privacy Policy. By using our Services, you consent to our collection and use of your information as described in the Privacy Policy.

The Services, including all content, features, and design, are owned by SweetLease and protected by intellectual property laws. You may not copy, modify, distribute, or sell any part of our Services without express written permission.

You retain ownership of content you submit, but grant SweetLease a license to use it in connection with providing our Services.

The Services are provided "as is" and "as available" without warranties of any kind, either express or implied.

SweetLease is not responsible for the conduct of any user, the condition of any property, or the accuracy of any listing. You are solely responsible for verifying information before entering into any rental agreement.

To the maximum extent permitted by law, SweetLease shall not be liable for any indirect, incidental, special, consequential, or punitive damages.

In no event shall SweetLease's total liability exceed the amount you paid to SweetLease in the twelve months preceding the claim, or one hundred dollars ($100), whichever is greater.

You agree to indemnify, defend, and hold harmless SweetLease, its affiliates, officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses arising out of your use of the Services or violation of these Terms.

If you have a dispute with SweetLease, you agree to first contact us at [email protected] to attempt to resolve the dispute informally.

If we cannot resolve a dispute informally, any dispute will be resolved through binding arbitration in accordance with the American Arbitration Association's rules.

These Terms shall be governed by and construed in accordance with the laws of the United States and the state in which SweetLease is incorporated, without regard to its conflict of law provisions.

We reserve the right to modify these Terms at any time. If we make material changes, we will notify you by email or by posting a notice on our platform. Your continued use of the Services after changes take effect constitutes acceptance of the revised Terms.
